cwille,

Your nephew has a great head on his shoulders! He knows how to run a profitable business with less work. Good for him.

NHWM - I used to dream of buying a duplex and renting out half too, but the cost to buy has really outstripped the amount people here will pay for rent so it really didn't make financial sense when I crunched the numbers, especially adding in the possible headaches of problem tenants or periods when there are vacancies. My nephew has dabbled in student housing - at $500/room that's the way to make a profit!

cwille,

This is why I understood that my husband wasn’t interested in rental property. He saw it as a headache. It certainly can become a nightmare.

It’s a gamble finding the right tenants.

Your dad may have been a soft touch and unfortunately some people will take advantage of someone with a kind nature but there are some property owners who take advantage of tenants too. Your dad had empathy for others.

After Hurricane Katrina the rent doubled in New Orleans. Very sad! People lost their homes and landlords knew they had to have temporary places to live and not everyone lived in FEMA trailers.

Rent prices have gone up tremendously over the years. Landlords have to charge pet deposits and damage deposits or else they would be investing too much money for repairs.

I still think that I would have liked owning rental property with the right tenants. I always treated other people’s homes as I would have my own home. I always received my deposit back because I never damaged anything. I left the property very clean.

My parents rented out my grandparent's house after they moved to town and got the tenants from h***. My dad was a soft touch and always felt sorry for the kids when the rent was late so he was reluctant to evict them, it wasn't until after they were gone that we realized how they had trashed the place - one outbuilding was crammed to the rafters with diapers and other garbage, they were using the oven as a charcoal grill because the power had been cut off, the toilet wasn't functional (don't ask me what they were doing there)... what a nightmare.

Pam,

We have been in our house over 30 years. Like I told Glad, homes and cars are not maintenance free!

Sometimes I wish I lived in an apartment or condo and let others fix the issues. Hahaha

I was very fortunate to have great landlords when I was renting. Some people don’t and it’s a nightmare for them.

I wanted to purchase a duplex and rent out property but my husband was not interested in doing that at all. My aunt and uncle did that and the rent paid their mortgage. My husband’s grandparents had several properties that they rented out. They made lots of money during their lifetime.

Fortunately, they had great tenants but having bad tenants would be horrible. Having to evict someone would be an unpleasant experience.

Geez, need to proof better. The seat and lid would not stay up! The new ones have much stronger flushing, and soft close lids that stay up.

Glad, since the great COVID season began,, my hubs has been on a bit of a household upgrade mode. Started with new outside light fixtures, then a new TV/ set up in Moms rec room, redoing her bathroom,, now he is on a flooring kick. He laid new laminate in my laundry room, and this week he started a demo on our sunroom! New laminate floors ( removing the horrible raspberry carpet that was in it 20 years ago when we moved in,, still in good shape but old and a horrible color) So I am having to help,, let me tell you I am glad he is able to do these things on his own, but it is hard to wash walls at my age!!. He is also doing some upgrades on DDs condo,, and we are taking the light fixtures we replaced at her house to our river house,, so I guess with "repurposing" we are upgrading 3 homes!! She is getting new toilets for Christmas ( yep,, we give the best gifts..LOL) and we have replaced all of ours since the parents moved in. A little at a time gets it done! So basically,, I envy your 2 years! I've been here 20! Of course the fact that we can;t go anywhere much to spend all the OT money I have earned at the hospital with manditory OT has helped move this along..LOL

Glad,

Houses and cars are not maintenance free! They are necessary but a pain in the butt. Glad you finally have it sorted out.

My uncle was not a very good handyman and I remember as a child that everything was screwed up in his home. He had the money to pay someone to do proper repairs but he insisted that he could do it.

He had everything backwards! The light switches went the opposite ways of how they were supposed to be. He totally screwed up the plumbing, etc. He was cheap! Unfortunately, nothing worked in his home.

FINALLY! I have been in this house for nearly two years. The contractor came and replaced the toilets that the seat and lid would stay up to clean or for a male using them. And finally dug out window wells and put rock in them to hopefully help solve a drainage problem. Quite the frog family down there are now free to find another wet spot. Also possible leak in roof around chimney where collar was not down tight enough. Leak caused drywall tape to start cracking. Waiting for drywall contractor, then gesture and painters.

Two years was long enough, I guess!😕😧😀

My mind and heart are full of sadness. On Sunday, a 17 year old girl died in a terrible car accident. I know her family, she is the same age of my son... They knew each other... Our small town is completely shattered (am not sure it is the correct word). Why is life so unfair?

Spent three hours on the phone with my bank. Fraudulent charges to my debit card. I gave my number to attorney’s office. Employee he fired took my personal info before he fired her. She had done the same thing to another of his clients. I feel that he should have notified so that we could change accounts. She charged $463.00 before the bank blocked my account. Had to change all of my parents stuff as well as the nursing home accounts. My husband and sons took care of their own.

Looks like we are going to get dumped on with this storm. There is a storm surge warning. There will be flooding for sure.

Highways are always packed evacuating. We have our hotel reservations made in case we have to leave the city. We’re used to it but it’s a pain in the butt.

My parents are in assisted living. Dad is in good health, fairly active, no real problems. My mother’s health is declining with advanced congestive heart failure, atrial fibrillation and severe osteoarthritis. She is very frail. Dad is a doctor and he keeps close watch on Mom. He talked to me today about calling Hospice for evaluation and/or moving her to skilled nursing. My husband, also a doctor, agrees with my Dad. It’s very difficult for me to agree with their decision even though I know they are right. Weighing heavily on my mind.

We are here too, glad and on the provincial "watch list" whatever that means. We have about 60 active cases up from just a few a short while ago. I think it likely that there will be more cases now that school has started.

Prayers for all in the fire areas.
