Hello to everyone. I am new here,
I need to find an apartment ASAP. My partner passed away leaving the house in his Will to me. But, when all was said and done, I am losing the house. I file an application with a lovely housing complex, lovely unit and got tirned away because of my credit score of 620 and my finances were not enough. I really would like to know how I can get an apartment quickly in a safe and nice area of Ulster County, NY. I was my partner's caregiver for over nine years until his money ran out. Being so stressed and full of anxiety, I made a wrong decision. I ruined my credit by asking my creditors to forgive my account. I read where that is possible. Now my credit score has dropped from 725 to 620. I don't know what to do. And I need to move from this house. Any suggestions?


P.S. I have no family and no children. I am all alone.

Do you hear yourself? If you're being paid too much to get food stamps, then you have income and can work with it. No, you may not be able to get a lovely rent in a great part of town for cheap. Join the club.
At your age you would qualify for senior (age 65 and over) housing. The rent amount is based on an income sliding scale. The tenant's income determines how much rent they pay. Usually these places are pretty nice and the utilities are included in the rent. They also don't hold having bad credit against a senior trying to get in. Your state's Department of Social Services can help you apply for apartments in such a senior community.
You will be paying a higher rent after you sell the house if you get into a senior complex that bases rent on an income sliding scale until your income goes down.
As for your credit being ruined. Why would you think your credit card debt should be forgiven? No one else in the world gets theirs forgiven, but you thought yours would be? Pay off what you owe from the sale of the house. It will be the best thing you could do because your credit will be restored.

I too suggest Office of Aging. O of A maybe able to help you with your debts. Its a matter of consolidating them into one loan. It may mean a lower monthly payment that you can afford. Creditors usually don't forgive a debt. They maybe able to take off late charges and fees but you still owe them. Be aware, that the amount they may forgive becomes income in the eyes of the IRS so you will get a 1099 at the end of the year. Do you realize that one late payment can bring down your score drastically.

Social Services may be able to help you find low income housing. At this point you will need to take what you can get. Depending on your income, you maybe able to get Medicaid for health insurance.

Remember, any debts in your partners name are not yours. Do not pay them.

Thanks for your reply. I contacted the DOA and they sent me applications with a list of apartments. I can afford up to 1500. I was paying more in house utilities. The money I am saving on bills I paid while in the house, will be my rent for a new place. It totals more that what I want to pay for rent. My income comes from the government. Pension and annuities that is not bad at all. As for the bills, I will be taking care of them one or two at a time after I am settled. I do not file income taxes. The government do not take out income taxes from my checks at all. I just did what I had to do at the time. Actually my credit score went up to 650. It was 620. A few of my creditors gave me the debt forgiveness. I've always paid my bills on time and never late. This was just something different that taught me a lesson. I am not stupid but I acted in the moment to save my partner's life as long as possible. Social Services will not approve me because my income is too high. Go figure. And I cannot get Medicaid because of my salary not meeting their requirements. I'll just have to keep moving through the qualification gauntlet until I get lucky. Thanks again!

Since your inherited the house, can you sell it? Can you refinance it, or get a roommate? Prices have increased all over, you should have equity. Have you talked to a Realtor about selling it? Why must you lose it?

If you have poor credit, you're more likely to be able to rent an apartment or room from a small landlord, and not a large complex.
As the larger complexes have stringent rules about income amounts.

If it was me, I'd do everything I could to keep the house. If not, then I'd sell it and would rent a room from someone in a nice area. Get settled, and then work diligently on improving my credit, making sure I had a steady income and would then work towards obtaining my own apartment in the future.

Go the local housing authority. They should be able to get you a lower income apartment with a less stringent credit score requirement.

You don't mention your age, but if you're a senior you can contact your local area's Agency on Aging for resources or contact social services for your county to see about Section 8 (low income) housing availability.

Thanks for your reply to my posting. I am a youthful 79. But, I would not be able to get anything in sec 8 because I am being paid too much. I cannot even get food stamps if I wanted to. Damned if you do and damned if you don't. The apartment complex says I don't make enough money to pay rent. Though I know I do. I offered to pay one year's rent and that was okay but they were worried about the following years. Go figure.
